The Name Behind the Statement
An Annual Fire Safety Statement is a legal declaration that a building’s essential fire safety measures have been assessed, tested and found to be working as required. In NSW, it must be signed by an Accredited Fire Safety Assessor — someone who holds practitioner accreditation for each measure being assessed. At Port Stephens Fire Protection, that’s Greg Windeatt, who holds accreditation F004391A and is authorised to carry out fire safety assessments and issue Annual Fire Safety Statements for commercial buildings, strata properties and workplaces across Port Stephens. What Goes Into Your Fire Safety Assessment
A fire safety assessment works through each essential fire safety measure listed on your building’s fire safety schedule.

Fire equipment.
We verify that every portable fire extinguisher, hose reel and fire blanket has been serviced to the required standard and is in proper working order. Anything that doesn’t pass is flagged before the statement is prepared.

Emergency lighting and exit signs.
Each fitting is tested for condition and function, with the full 90-minute discharge test confirming that batteries hold their charge for as long as the standard requires.

Essential fire safety measures.
We assess every measure listed on your fire safety schedule, confirm that each one is being maintained in accordance with the appropriate standard and record the outcome individually.

Statement preparation and lodgement.
Once the assessment is complete, Greg signs and issues the Annual Fire Safety Statement. It’s lodged with your council and a copy is displayed in the building as required.

An Annual Fire Safety Statement must be certified by a person with practitioner accreditation for each essential fire safety measure being assessed. From February 2027, this accreditation requirement extends to the technicians carrying out routine maintenance on those measures as well.
Annual Fire Safety Statements are required for buildings that have an approved fire safety schedule — typically commercial, industrial and multi-residential buildings. The statement must be lodged with council each year and a copy displayed in the building.
Failing to lodge an Annual Fire Safety Statement can lead to council enforcement action, significant penalties and complications with your building’s insurance. It can also affect your ability to lease or operate the premises.
